Turn Your Dwindling Investments Into Performing Investments
                                                                                               

Many folks are not taking advantage of the opportunities to make their money work for them. The falling stock market and related traditional investments have practically ceased to earn their investors any good return, if returning a profit at all.  With the real estate market offering so much opportunity to investors today, many would think about investing in real estate.  This may be easier said than done since most with investment capital are afraid of losing even more principal by getting their hands dirty in an area they have no personal experience with, not to mention knowing what to pay and the due diligence that must accompany the purchase. It's easier for these investors to sit back and watch their money grow in a valid and very worthwhile investment under the experienced stewardship of those they can trust.  That's where the FLREIA comes into play.

As one of their investors, your capital earns interest only income as a lender in one or more of their investments.  Each time a lender's money is in use, it earns an additional two points, which dramatically increases the investor's yield.

Upon becoming an active lender-investor, the lender would receive a mortgage and note to collateralize his/her investment, as well as being named "loss payee" on the property's  insurance policy.  The investments are based on a percentage of actual retail value and being investors,  there's got to be profit in the deal for everyone to win.

Debt Financing: A property is purchased following a stringent due diligence process.

Simultaneously, a mortgage and note is executed in favor of the lender-investor and the property is insured naming the investor as loss-payee. 

The lender-investor begins accruing interest-only on a daily basis, until the property is sold, at which time principal and all accrued interest and points are paid to the investor. 

Equity Financing: Investor funds are pooled via a private placement. 

We are currently seeking multi-family residential properties in emerging markets that have a value play.  What does that mean?  We are researching markets that are getting ready to come out of a slump and start booming.  In the U.S. there are usually 10-15 markets that fit our criteria.  These are the markets where we are able to buy low, cash-flow from day one and sell at a profit within 3-5 years.  Participating investors are given the majority of the cash-flow and the majority pf the equity.  We want you to have a lot of incentive to participate in our deals. 

For Equity partners we are seeking accredited and sophisticated investors.  An accredited investor or entity is one who meets the following criteria:

  • A natural person whose individual net worth or joint net worth with that person's spouse, at the time of purchase of the security exceeds $1,000,000

Or

  • A natural person who had an individual income in excess of $200,00 in each of the two most recent years or joint income with that person's spouse in excess of $300,000 in each of those years and has a reasonable expectation of reaching the same income level in the current year.

Accredited Entities

  • Any trust, with total assets in excess of $5,000,000 not formed for the specific purpose of acquiring the securities offered, whose purchase is directed by a sophisticated person.
  • An entity in which all of the equity owners are accredited investors.

A sophisticated investor, alone or with his representative has such knowledge and experience in financing and business matters that he is capable of evaluating the merits and risks of the prospective investments, or the issuer reasonably believes immediately prior to making any sale that such purchaser comes with in this description.

 

What About Those Sitting Retirement, 401K & IRA Funds? 

Most folks believe they have their funds in "self-directed" investments.  The fact of the matter is that there are only a handful of firms in the country who offer their clients the ability to "truly self-direct" their investment.  If you were given a list of which investments to direct your funds, then you may believe you self-directed the investment, which you did except you were limited to a list of investments chosen outside of your control.  However, a truly self-directed investment is one in which you choose the investment based on what the IRS legally allows, which includes mortgages, notes and real estate.  Ironically, these are the investments that can really pump up the earnings for the client.
