As an investor with a Broker's license myself, I train many agents desiring to make the transition to investing. What I notice most is the fear of the unkown regarding the transactional difference or the fear of what they think they know that is false. In the agent's defense, he/she is only taught "traditional" real estate techniques and law; however when it comes to investing, agents mistakenly think it is illegal, or a conflict in licensing, or risky, etc. We welcome you to whole new world of what's available to you.
Having already obtained your license, with access to the all invesntory via the MLS, and armed with the knowledge to complete contracts, you are already way ahead of most new investors. What's the missing link then? It's what's you falsely believe and it's preventing you from earning all you deserve. Let's take a look at a few common agent myths.
I must leave my broker and hang my license elsewhere. FALSE
Your broker should be thrilled that you are actually getting more involved in buying and selling. Why? This will increase the income the brokerage earns, as well as your income.
Investing for myself conflicts with my license and/or my broker. FALSE
As a licensed investor, you must simply always remember to disclose the fact that you hold a real estate license on all of your own deals. That is the only extra requirement for you by law.
A real estate license is necessary for investing? FALSE
Not at all. Because investors buy and sell for themselves and earn profits assigning the interest in real estate, a license is not required by law; however, folks who earn commission selling real estate for others must be licensed. Many investors decide to obtain their license as a benefit to having access to the MLS for finding or even listing their own properties. Commission may be an incidental bonus to having that license; however, the smart investor will still allow the agents to earn the commission while acquiring the property, which is the investors main goal.
